Miami-Dade STR rules: where Airbnb still works in 2026
Short-term rental rules in Miami-Dade have tightened across the board, but five neighborhoods remain investor-friendly with proper registration: parts of Sunny Isles, designated zones in North Bay Village, much of Hallandale Beach, the unincorporated South Dade pockets, and select buildings in Brickell that explicitly permit STR.
The five-step due diligence process is now: (1) confirm municipal STR ordinance, (2) confirm HOA bylaws don't override, (3) register with the county tourist tax authority, (4) register with the state DBPR, (5) calendar annual renewal.
We don't recommend STR-dependent underwriting on any property in Miami Beach proper, where ordinance changes have eroded yields by 30-40% over the last three years.
