Why Edgewater is the new Brickell
Edgewater is having its moment. Once the back of Biscayne Boulevard, it now offers the unobstructed bay views Brickell sacrificed to its own success.
Three towers will deliver between 2026 and 2028, all with full-service amenity decks, and the Margaret Pace Park expansion opens to bay walk access in late 2026. Pricing is currently 18-24% below comparable Brickell stock for new construction.
Buyers should pay close attention to which towers sit on the eastern Biscayne Boulevard line versus the western side. The difference is roughly $200/sqft for views that, in twenty years, no construction can ever block.
