Staging for the luxury buyer: less is the new more
The luxury buyer in 2026 wants to project their own life onto a space, not absorb someone else's. That means less furniture, not more.
Our staging protocol on a $3M+ listing typically removes forty percent of the seller's existing furnishings, leaving high-quality pieces with breathing room around them. We add three carefully chosen objects — a single sculptural lamp, a rug with provenance, an art piece — and that's it.
The result is consistently higher list-to-sale ratios and shorter days on market, particularly with foreign buyers who arrive with strong aesthetic preferences and limited time.
